Michael Jones was Design Principal for this 3.0 million sq.ft. mixed-use development adjacent to the new international airport in Inchon, Korea. The site is bound two major arterials with limited access. The project provides for a 529-room, 4-star hotel, 800,000 sq. ft. 40-story landmark office building with rooftop restaurant, 150,000 sq. ft. shopping mall, 500,000 sq. ft., 6-story department store and 2,700-car underground parking garage.  Each of the elements may be accessed through the four-story atrium, as well as through individual entrances located at the site's perimeter.

 

With wildly fluctuating tide levels of as much as 30 feet, the site created considerable issues in the design and engineering of the seven floors of underground construction, which includes hotel back-of-house functions, a 20,000 sq. ft. ballroom, grocery store and the parking garage.  Further considerations included setbacks, FAR and site density, building height limitations, site access and project scale. Mr. Jones was involved from the initial financial feasibility analysis through the design development phase.
